Our 38-year relationship with Stewart Title Company provides both national strength and local accountability.

We place the client at the center of the transaction, and our focus is providing service that exceeds your expectations. Founded in 1893 in Galveston, Texas, Stewart Title Company has grown to over 8500 title insurance policy-issuing offices and agencies located throughout the United States and the world.

Jones Hassett is online with Stewart’s title information centers in Dallas, Tarrant, Denton, Collin, Parker, and Johnson Counties.  In addition, we are able to obtain title commitments from any other county in Texas, and complete a closing transaction for you.

Starting the process.
A contract starts the process by opening a title order.  The file then gets processed.  We order tax information, loan payoffs, survey (if necessary), homeowners maintenance fees, inspections/reports, hazard and other insurance, and legal papers.  Title commitments/preliminary reports are reviewed and sent out.

Title search and examination.
Public records are searched including deeds, mortgages, assessment, liens, probate records, divorce settlements, and other documents affecting title to the property.  Title examination is the examination of the documents found during the title search that affect the title to the property.  This is when verification of the legal owner is made, and the debts owed against the property are determined.

Document preparation.
We review lender instructions/requirements, instructions from other parties to the transaction, obtain and/or prepare legal and loan documents, assemble charges, prepare closing statements, and set the time and date of closing.

Closing the transaction.
Our escrow officer oversees closing of the transaction.  Seller signs deed, buyer signs new mortgage, old mortgage is paid off, and new mortgage is signed.  Seller, real estate professional, attorneys, and other parties to the transaction are paid.  Documents are recorded in the county in which the property is located.

Post-closing.
After signing has been completed, we will forward payment to any prior lender, pay all parties who performed services in connection with the closing, and pay out any net funds to the seller before recording the documents with the county.
